What does the work involve?
Our two-year environmental improvement plan includes the demolition of 34 Greatwell Homes' garage sites on the Hemmingwell and Queensway estates in Wellingborough. These will be re-purposed into additional car parking for residents' use.
Each site will be re-laid with new block paved surfaces, plus any necessary boundary wall and fence repairs alongside the installation of bollards, where required.
The demolition work has already started and will continue in advance of the refurbishment work.
Where is the work taking place?
Works to replace disused garages with additional parking are being carried out over two areas in Wellingborough - these are Fulmar Lane and Gannet Lane on the Hemmingwell and Kilnway and Minerva Way on Queensway.
When is the work starting?
Refurbishment work to the disused garage sites started in January 2025.
How long will works take to turn the garage sites into useful parking?
The refurbishment work to 15 garage sites will be completed by 31 March 2025.
The remaining 19 garage sites will be refurbished between April 2025 and March 31 2026.
How will I be notified if this work impacts me or is happening close to where I live?
Most local residents have already been made aware of the refurbishments taking place and demolition of garages close to where they live.
We'll continue to send letters to residents who live in the vicinity of garage sites that are designated for refurbishment.
Contractors working on this project may also inform residents prior to the main refurbishment starting, as well as leaving information notice boards in front of the sites ahead of any new works starting.
Who will be carrying out the works?
Work on the demolition and refurbishment of the disused garages will be carried out by two local building contractors.
Works to Fulmar Lane and Gannet Lane will be carried out by Phoenix Surfacing Ltd. The works at Kilnway and Minerva Way will be carried out by A. Ainge & Sons Ltd.
Car parking near where I live is difficult. How will this work improve the existing parking?
The finished works will increase the availability of parking for everyone and improve the look and feel of each estate.
Car parking will reduce temporarily while the work is taking place but we aim to stagger where the works take place to reduce the impact to one area at a time. Our aim is to open up each refurbished site as soon as it’s completed, so the new parking can be used straight away.
My garden backs onto the garages. What will happen to my boundary when the garages are taken down?
If the back or side walls of one of the existing garage blocks also act as your rear or side property boundary, we'll replace the wall with a 6ft fence. Any fences and gates also currently fixed to the garage walls will be re-fixed/replaced.
Are any trees being cut down or being removed around or near the garage sites as part of this planned work?
No trees are planned to be cut down or removed as part of this work.
